San Felipe Development
This 130 acre mixed use site was designed for a resort and retirement community intended for Americans retiring in San Felipe Mexico. A resort hotel was planned for the Sea of Cortez beach frontage. Along the highway, a retail development including a medical complex with physician offices and a small hospital were planned. A variety of housing types were designed between the hotel and medical complex. Housing types include single family, cluster condominium, townhouse and mid-rise assisted living. Each type of housing development was planned to be its community with the density increasing as it moved away from the ocean. The relationship between mid-rise assisted living development and medical complex was unique. Developers wanted to offer a menu-plan of assisted living services to residents with clinical support from the medical complex. The mid-rise assisted living building was designed as a single-loaded corridor with all units oriented toward the Sea of Cortez.
